A beautiful tea room in the upstairs mezzanine that can seat an additional 20 people.
Guests are required to take their trash with them. Book someone to collect and dispose of it after your event instead — waste must still be sorted into recycle, compost, and landfill.
Store your party supplies or equipment with us overnight and collect them the next day.
House rules
We ask guests to kindly respect all the rules we have put in place to protect our beautiful space from being abused.
Timing & access
- Your booked hours include set-up and clean-upOverstaying a rental reservation without advance notice is prohibited and will result in a $300/hr fee.
- The second floor is off-limitsUnless you book it as an add-on.
Caring for the space
- Shoes off — alwaysThe renter is responsible for notifying all guests of this policy and enforcing it. We reserve the right to charge a $300 rug cleaning fee for any rugs with outdoor shoe marks (or spill marks). The space has security cameras in the common event areas (never in restrooms or changing areas) to help resolve disputes.
- Leave it how you found itMoving furniture, artwork, and plants is strictly prohibited unless agreed upon ahead of time. There is a $100 charge for moved items, in addition to any damages.
- Nothing taped, tacked, or puttiedPlease be respectful of our space, plants, artwork, and furnishings — no fixings on walls, furniture, or plants without prior approval.
Clean-up & damage
- Take your garbage and recycling with youWe provide cans and bags for use during the event, but they must be emptied at check-out. The neighborhood doesn’t have a nearby dumpster; you can buy a $200 garbage disposal add-on in advance.
- Broken or lost items are charged at replacement costThe renter is responsible for the full replacement cost of any item lost or broken during the rental period, whether caused by the renter or any guest.
- Accidents happen — just tell usNotify us of any damage so we can address it before the next rental.
Sound & neighbors
- No external PA speakersOurs is available as an add-on.
- Amplified sound after 10pm follows local noise ordinancesThe space is in a residential multi-unit building. The renter is responsible for keeping doors closed and the bass/volume from disturbing neighbors, and for any nuisance complaints, fines, or building violations arising from the event.
Food, drink & smoking
- BYO food and drink, including cateringThe renter is responsible for the lawful, responsible service of alcohol — including that no alcohol is served to anyone under 21 or visibly intoxicated — and assumes all risk related to alcohol at the event.
- No cooking, open flame, or lit candles
- No smoking, vaping, or pets inside
- Our beverages are off-limitsAnything already in the space stays in the space.
Safety
- You’re responsible for your guestsUse of the space is at the renter’s and their guests’ own risk — see the Liability Waiver & Assumption of Risk in the rental agreement.
